Klein Hornig Names New Partner and Welcomes New Associate

We are pleased to announce that Teresa M. Santalucia, formerly Senior Counsel at Klein Hornig, was named Partner effective January 1, 2016. Teresa has been with the firm since 2004 focusing her practice on affordable housing, community development activities, and matters of general nonprofit law. Representing a wide range of charitable and other nonprofit organizations, Teresa also regularly assists boards of directors in the development, refinement and updating of corporate documents and the design and implementation of best practices policies. She regularly presents on nonprofit corporate compliance and governance issues. Teresa earned her J.D. from Georgetown University Law Center and currently serves on the Lawyers Clearinghouse Board of Directors, the BBA Tax Exempt Organizations Steering Committee and is an elected commissioner of the Hanson Housing Authority.

The firm would also like to welcome Associate Rebecca Melaas, who will be joining our Boston office mid-January focusing her practice on federal and state income taxation. Before joining Klein Hornig, Becca worked for Locke Lord as a member of the firm’s Tax, Benefits & Compensation Department with current Klein Hornig attorneys, Steve Paul and Katie Day.

ULI Announces Charlesview Residences and Town Homes of Brighton Mills as 2015 Jack Kemp Award Winner.

Klein Hornig would like to congratulate The Community Builders on winning the Urban Land Institute’s (“ULI”) 2015 Jack Kemp Excellence in Affordable and Workforce Housing Award for its work on Charlesview Residences and Town Homes of Brighton Mills, located in Brighton, Massachusetts.

Klein Hornig played a significant role in this project which includes a 28-building, five city block development involving; 25,000 square feet of commercial and community space, rental apartments and middle-income townhomes.

Each year ULI awards the Jack Kemp Excellence in Affordable and Workforce Housing Award to affordable and workforce housing developments that represent outstanding achievements in several areas, including affordability, innovative financing and building technologies, proximity to employment centers and transportation hubs, quality of design, and involvement of public/private partnerships, among other criteria.

HUD Updates Section 8 Renewal Policy Guidebook

Earlier this month, HUD published its updated Section 8 Renewal Policy Guidebook (the Revised Guide or Guide), a critical document that governs the terms and conditions for renewing thousands of project-based Section 8 HAP contracts nationwide. The Revised Guide, which is effective November 5, 2015, addresses some “lessons learned” since the existing Guide was last updated back in 2012 (the Old Guide). The Revised Guide also imposes a few new and potentially significant hurdles for those pursuing renewals.

2015 Edition of Low-Income Housing Tax Credit

Klein Hornig partner, Steven L. Paul is pleased to provide the 2015 Edition of the Low-Income Housing Tax Credit booklet, which has been distributed for more than 20 years. Steve recently joined Klein Hornig bringing nearly 40 years of experience in tax law with particular emphasis on affordable housing, partnership law and equity financing.

Klein Hornig Attorney Presents at the 2015 Massachusetts Historic Preservation Conference

On Friday, August 14th Klein Hornig partner Daniel Kolodner participated and moderated two separate panels at the 2015 Massachusetts Historic Preservation Conference in Worcester, MA.

The first panel entitled, “Finance 101,” concentrated on the basic components of financing historic preservation projects in Massachusetts. Specifically, the panel discussed the various financing sources from diverse funders, predevelopment loans, construction financing, permanent financing and owner/investor equity.

Dan later moderated the panel entitled, “Legal Issues in Historic Preservation: Preservation Restrictions and Other Tools,” which solely focused on the legal issues in historic preservation with particular emphasis on preservation restrictions, their purpose, development, qualification under federal and state rules for tax purposes and how these restrictions are monitored and enforced.

Klein Hornig Softball Team Remains Undefeated

The Klein Hornig softball team defeated the architects of Davis Square last Wednesday, June 24th, improving their record to 2-0 this season. Team KH had a steady, “move the chains” line-up consisting of Andrew, Emily (making her debut for this season and playing a strong 2B), Jacob (who continues to be the most improved player; last night showing off his wheels), Wat, Brenna, Katie and some help from friends and family.

Next up, KH takes on MHP (Mass Housing Partnership) for a chance to start 3-0 for the first time, ever.

Jonathan Klein Honored with Michael Scher Award

Congratulations to Jonathan Klein who received the Michael Scher Award for outstanding leadership in the field of affordable housing and community development law. This is an annual award given to one individual at the ABA Forum on Affordable Housing & Community Development Law which was held May 21 and 22, 2015 in Washington DC.
